Home Inspection Q and A

Following are some commonly asked questions about home inspections.

Why do I need a home inspection?

The purchase of a home is one of the largest investments you will make. You should know exactly what to expect for upcoming maintenance and any issues which may affect the structural integrity of your new home. The home inspector will also point out positive aspects of the home you are buying. After the inspection, you will have a clearer understanding of the property you are purchasing and can make your buying decision with confidence.

What is a home inspection?

A home inspection is a visual examination of the structure and systems of a property.

What does a home inspection include?

During a home inspection, the home inspector evaluates and reports on the condition of the structure, roof, foundation, drainage, plumbing, heating and air conditioning systems, visible insulation, walls and windows.

When should I request to have a home inspection?

Home inspections are typically done within five to ten days after the seller and buyer agree on all aspects of the purchase agreement.

Can a home "FAIL" a home inspection?

No. A professional home inspector will simply do an examination of the home and report on its current condition.

Can I inspect the home myself?

Even the most experienced home builder or homeowner/buyer lacks the knowledge of a professional home inspector who has inspected hundreds and maybe even thousands of homes in their career. The home inspector has the knowledge of critical elements of construction and how construction, installation and maintenance affect one another. Above all, for most buyers it is hard to remain completely objective and this may lead to poor assessment.

Should I attend the home inspection?

It is not completely necessary, but it is a very good idea. By following the home inspector during the inspection, you learn about the home you are buying and get some good tips for upcoming home maintenance.
