



Ready, Set, Sell
This is our summary of what goes on in the home selling process. We must emphasize, this is only a summary. Your Burnett Realtor® will provide you with all of the details specific to your home and transaction.
Step One:
Decide to sell
Have you outgrown your current home? Or are you moving out of the area?
Step Two:
Choose your Realtor®
Choose a professional Realtor® who has a proven strategy for marketing
and selling your home.
Step Three:
Prepare your home for sale
See "Preparing Your Home for Sale" Checklist.
Step Four:
Do some homework
Both you and your Realtor® must gather information before
a sign goes in your front yard. You will want to gather information
on your current mortgage, any association declarations or bylaws
that may apply to your neighborhood, any defects to the property
that aren't apparent, and any improvements that you have done to
your home in the recent past.
Step Five:
Your Realtor® will complete a Comparative Market Analysis
Your Realtor® will prepare a comparative market analysis
based on facts and statistics from comparable sales in your neighborhood
or similar neighborhoods.
Step Six:
Determine the asking price
Based on the facts and statistics from the comparative market analysis,
you and your Realtor® will arrive at a fair market asking
price.
Step Seven:
Your home is listed
You and your Realtor® complete the necessary paperwork for listing
your home and putting it on the MLS (Multiple Listing Service).
Step Eight:
Phone calls and showings
Your Realtor® will take numerous phone calls from potential
buyers and curious lookers. Your Realtor® and other Realtors® will
schedule showings to preview and show your home to potential buyers.
Step Nine:
The Offer
Either your Realtor® or another Realtor® will
write a purchase agreement with their clients on your property.
The offer will then be presented to you either by your Realtor® or by the Realtor® whose clients wrote the offer
on your home.
Step Ten:
Acceptance of the offer
The buyer and you are in agreement on the details of the offer.
Congratulations! You sold your home!!
Ste.p Eleven:
Home Inspection
A professional home inspector will do a visual examination of your
home for the purpose of informing the buyer about the condition
of the property.
Step Twelve:
Sign the Paperwork
Your Realtor® will have you sign all of the final closing documents.
Step Thirteen:
Moving Day
It's time to move! You will move out of your home and the new buyers
will begin moving in.
